How fast can you drop a dumpster for a listing?

Can you handle a full pre-listing cleanout in one drop?

Yes. The 11-yard holds about 5–6 pickup-truck loads — enough to clear most homes in a single drop. Decades of garage clutter, old furniture, tenant leave-behinds. If a property needs more, we'll swap a second same-day ($200).

What's the flat price, and what's included?

Accepted Answer

$285 flat — 3 days and 1 ton included. No fuel fees, no surprise charges. You can quote your seller the exact number with confidence. Extra days are $20/day and overage is $90/ton (2-ton max) if a job runs heavy.

Can I use you on every listing?

That's the goal. Agents who rent regularly become priority accounts — one call clears the next listing, and repeat/volume work can move to custom pro pricing. We want to be the dumpster you don't have to think about.

Do you offer escrow billing?

Accepted Answer

Yes, when there's a scheduled closing. We bill the rental directly through escrow — $0 out of pocket for your seller until the home sells. For pre-listing work without a closing date, it's the standard flat $285. If a closing is postponed or runs beyond 30 days from service, the invoice is due at 30 days.

What can't go in the dumpster?

Hazardous materials (oils, chemicals, paints) are a hard no. Concrete, dirt, and gravel are fine in small amounts mixed with normal trash, just not full loads. Electronics and mattresses are accepted but kept separate. Everything else from a typical cleanout is fair game.
